We provide Construction Management Services to our clients who prefer a stress-free synchronized project from design concept to owner move-in. The Construction Management process is a contracting method with two separate contracts; Design and Construction. We create a teamwork environment with Owners, Architects, Engineers, Consultants and Subcontractors. Construction Management Services include Scheduling, Quality Control (Zero Punch list), Cost Control, Information Control, Safety, Subcontractor Management, Status Reporting, and Warranty Administration. We utilize standard procedures and protocols for each discipline of project management to ensure that we deliver a quality project on schedule and in budget. Construction Management is best utilized when the project is in the early planning stages when drawings are conceptual. As construction managers we offer the three following services prior to breaking ground; planning & programming, constructability review and preconstruction.
PLANNING & PROGRAMMING
In the project planning stage, we provide assistance to Owners and Architects during site selection, site planning, due diligence, and comparative site analysis. We can effectively manage environmental consultants and studies through project feasibility and site investigations. We offer services to assist with land planning, cost budgeting, planning department approval and management of the permitting acquisition process. The selection of construction materials is also highly important for schedule driven projects, such as utilizing tilt wall and precast concrete systems in lieu of masonry and cast in place concrete.
CONSTRUCTABILITY REVIEW
We offer Constructability Review Services to help you achieve a buildable, cost efficient project. The Constructability Review Stage, which is generally when drawings are nearing 50% complete, is the optimal time to provide systems cost analysis (VE) for the project using our experienced team. We also assist the Architect in managing and coordinating all consultant drawings and reports from the Civil Engineer, Structural Engineer, Geotechnical Engineer, MEP Design, Acoustical Engineer, and Landscape Architect. This review is also very beneficial in reducing gaps and conflicts prior to construction commencement.
PRECONSTRUCTION
In the Preconstruction Phase, usually when the design documents are at 80%, we thoroughly review plans and put together Bid Packages for subcontractor bidding. We meet with each subcontractor to quantify scope and qualify their bid for inclusions and exclusions. The estimators compile the bid information into our software for estimating and budgeting purposes. Once the construction team is established with subcontractors we begin to develop our construction schedule, site logistics plan and an Environmental Health and Safety plan. The services that we manage in the Preconstruction Phase are Bid Packaging, Procurement, Planning, Scheduling, Budgeting, Estimating, and Value Engineering.
