Design/Build

We provide Design Build Services to our clients who have a highly targeted completion date and very specific budget cost. There is one contract and one main point of contact and all parties work as an integrated team. We create a teamwork environment between the Owners and the Design Build Team. Our enthusiasm, attention to detail, and hard work ethic are the reasons that our firm has continual repeat business and our phenomenal growth. Design Build Services are all inclusive from building programming to owner move in. The integrated team has frequent coordination meetings to discuss constructability, system requirements, schedule and cost in relationship to the set GMP and project schedule. We utilize standard procedures and protocols for each discipline of project management to ensure that we deliver a quality project on schedule and in budget. As a Design Build Team we provide planning and programming services prior to establishing the final project cost or GMP.

PLANNING SERVICES
In the project planning stage of a design build project, we provide site selection assistance, site planning, due diligence, and comparative site analysis. We manage environmental consultants and studies through project feasibility and site investigations. Once a site is selected, we provide initial cost budgeting, planning department approvals and management of the permitting acquisition process.

PROGRAMMING PHASE SERVICES
During the programming phase of a design build we establish the critical and non-critical needs of the building and go about designing your vision. As the Team refines the design of your project our team meets frequently to evaluate the cost of materials and the efficiency of the systems. The selection of construction materials and mechanical systems is also highly important for schedule driven projects. Additionally, this phase includes the decisions regarding level of quality of finishes. At the end of this phase we develop a GMP.
